He genuinely cares if you will be happy in your new house, and it shows in how detailed he is.We are buying a 100 years old home, the inspection took 4 hours, the realtor said she has never seen an home inspection taking so long.He checked every inch of the house, literally everything he could so that we weren’t surprised with anything after purchase. I followed him through the whole inspection and he explained all the issues to me which was very helpful. On top of that, the inspection report is full of pictures which makes it 10 times more easier to understand. I found them through Yelp and researched their website and spoke to Russell Class (PE) to set up the appointment. His colleague, Joe Reis (home inspector), came to the appointment for the inspection. Joe Reis is not a PE, but he is incredibly thorough. Due to the impending rain, he arrived at the house over 45 minutes early to evaluate the exterior portions of the property. Then proceeded to look over every inch – crawling into crawl spaces, measuring moisture levels in various areas, checking the integrity of different structures. He spent nearly 4.5 hours at the house. The inspection was completed on a Thursday evening and he completed the 101 page report by Sunday (on a holiday weekend). The report was fantastically detailed, outlining even minor potential issues to the most important safety issues and included many photos. It was very clear, with issues highlighted at the beginning of the report, as well as reviewed in the bulk of the report (highlighted in red, for the layman reader’s ease). He included a cost estimate of the repairs as well. I would absolutely recommend ProSpec to anyone. They were professional, thorough, and also just friendly guys! read less

I’ve worked in the real estate development industry for the last 30 years and needed a home inspector who would not only do a good job,… read moreI’ve worked in the real estate development industry for the last 30 years and needed a home inspector who would not only do a good job, but who would allow me to do the inspection with him so I could see what he saw & ask my own questions, without getting an attitude. Russ was absolutely amazing! Not only was he incredibly thorough, knowledgeable, and patient, but he truly cared about the inspection he was doing for me. The house in question was built in 1925, but “completely renovated” in 2016, so it took a keen eye to be able to look past the new finishes and see the underlying issues in a house with a 90 year old “bones”. Russ pointed out some major issues and was willing to explain and discuss what we were looking at, and ultimately he saved us from buying a house that has potentially very expensive structural issues. His report was beyond comprehensive and was as impressive to those of us who build for a living as it was for my wife who doesn’t. When I find the next house we want to buy, there is nobody else I would even consider having inspect it than Russ! There are many home Inspectors out there but a very few have Engineering degree. While i was looking for help from an Inspector, i decided i will seek help from someone who is a Licensed Professional Engineer and Professional Home Inspector both. And then i introduced with Russ (Owner of ProSpec Home Inspection). He was very details, put every available effort to inspection the home. His report is excellent, lot of technical details in there which can only be given by an Engineering Inspector with Engineering degree.I am a licensed Professional Engineer myself and i understand an Engineer with home inspection experience can give a different look to a house during inspection than a person with no engineering degree. I am sure, if you have some medical problem you will see a MD Degree holder licensed Doctor rather than someone have little pharmacy or hospital experience. And if you buy a home for your family to live there you should definitely take help from an Engineer Russ.Happy Home Buying! read less
